A new multi-family development is being planned along the banks of the Bow and the builder says it will be the most luxurious and flood-mitigated residential project ever designed.

Concord Pacific released details of its new development that is going up along 1st Avenue S.W. on Tuesday and says it will be the best engineered flood and emergency prepared residential structure ever designed in Canada.

“The Concord will be the first uncompromised answer to luxury single family living in Calgary,” said Peter Webb, Senior Vice-President of Development of Concord Pacific. “It’s everything we could imagine. A water feature in summer to a skating rink in winter, five-star amenities, Porsche kitchens designed by the world’s oldest kitchen brand, Poggenpohl, and oversized garages. The high level of detail that has gone into every area of this project is unparallel to any development in Calgary’s history.”

Officials say the site was not affected by the floods last June but the new building is equipped to handle a similar disaster should it happen again.

Flood mitigation features include:

  • A building design engineered to withstand an episode twice as significant as the 2013 flood
  • A perimeter system which includes secant piles that surround the foundation and above-grade fortification walls with floodgates for pedestrian access
  • Waterproof foundation with self-sealing capabilities to prevent underground water seepage
  • Stormwater backup prevention management
  • Emergency backup power for building and suite systems designed to run indefinitely (far exceeding the city requirement for two-hour emergency backup power) 

“We have designed one of the most fabulous buildings that I think Calgary’s about to ever see and quality unmatched anywhere,” said Grant Murray with Concord Pacific.

Murray says amenities include:

  • Ice skating rink in the winter which transforms into an entertainment centre in the summer
  • 25 metre swimming pool
  • Golf simulator
  • Party room
  • Theatre
  • Yoga/Pilates studio
  • 24-hour concierge

Concorde Pacific says the two buildings will have a total of 218 suites and will be complete by 2017.
